Definition - agents acting as landlord:If an agent is administering a property on behalf of a landlord, then their rights and responsibilities under the Residential Tenancies Act are the same as the landlord’s. If the agent is completely in charge of the tenancy, in that for example: they select the tenant; the tenant comes to them for repairs or any other problems that come up during the tenancy; they inspect the property; they can give the tenant notice to quit the premises, then for the purposes of the law and this guide, the term ‘landlord’ will include the agent.
